1. City Wise Services
City Wise operates online rental housing platforms that allow users to search for housing and contact participating apartment communities and housing providers.
When you choose to contact an apartment community through a City Wise-operated platform, the contact information and inquiry information you provide may be shared with that apartment community so it can respond to your inquiry.
City Wise provides the technology platform and is not the owner, manager, or leasing agent for properties listed on the platform. Apartment communities and housing providers are responsible for their own listings, availability, leasing decisions, communications, and services.
2. City Wise Text Messaging Program
Users who provide a mobile phone number and expressly opt in to receive text messages from City Wise may receive SMS messages related to their housing search and apartment inquiries.
These messages may include:
- Follow-up regarding an apartment inquiry;
- Questions about whether an apartment community responded to your inquiry;
- Questions about whether you scheduled or completed a property tour;
- Questions about whether you applied for or signed a lease;
- Relevant follow-up regarding your apartment search; and
- Customer service or support communications.
Consent to receive text messages from City Wise is voluntary and is not a condition of contacting an apartment community or using the City Wise housing platform.
Message frequency varies. Message and data rates may apply.
3. Opting Out and Getting Help
You may opt out of City Wise text messages at any time by replying STOP. After you opt out, you will no longer receive text messages from that City Wise messaging program unless you subsequently opt in again.

Mobile carriers are not liable for delayed or undelivered messages.
4. Privacy
City Wise respects your privacy. Information collected through our services is handled in accordance with our Privacy Policy.
City Wise does not sell or rent your personal information. Mobile phone numbers and SMS opt-in information or consent are not sold or shared with third parties or affiliates for their own marketing or promotional purposes.
When you choose to contact an apartment community, the contact information and inquiry information you provide may be shared with that apartment community for purposes of responding to your inquiry.

5. Apartment Listings and Third-Party Services
Property listings, pricing, availability, amenities, and other property information may be provided by apartment communities, property managers, property management systems, or other sources.
City Wise works to maintain useful and current housing information but does not guarantee that every listing, price, unit, or availability status will always be complete, accurate, or current.
Apartment communities and other third parties may maintain their own terms, policies, and privacy practices. City Wise is not responsible for the practices of third-party websites or services that are not operated by City Wise.
6. Acceptable Use
You agree not to misuse the City Wise platform, attempt to gain unauthorized access to the platform or its systems, interfere with the operation or security of the platform, submit false or misleading information, or use the platform in violation of applicable law.
7. Changes to These Terms
City Wise may update these Terms from time to time. When changes are made, we may update the Effective Date shown above. Your continued use of City Wise services after updated Terms become effective is subject to the revised Terms.
